Ceiling heights vary by warehouse:

  • Standard warehouse: 6–8 meters clear height
  • Medium warehouse: 9–12 meters clear height
  • High-bay warehouse: 12–18 meters clear height

Higher clear height enables taller racking systems, maximizing cubic storage capacity without adding footprint.

Yes, all our main warehouses are equipped with loading docks accommodating trucks from Engkel to Trailer. Typical specifications:

  • Door width: 4–6 meters
  • Door height: 4–5 meters
  • Dock levelers available at some locations
  • Truck maneuvering area: minimum 25–30 meters

Yes, all our warehouse locations provide parking areas for operational and visitor vehicles. Parking capacity varies by location.

For long-term or overnight truck parking needs, please confirm with our team first as regulations differ by location.

Pricing & Payment

We accept several payment methods:

  • Bank transfer (all major Indonesian banks)
  • Check/bilyet giro for quarterly/annual payments
  • Virtual account for easy reconciliation

Payment frequency can be arranged monthly, quarterly, or annually. Annual upfront payment receives a special discount.

Prices quoted are exclusive of 11% VAT (Value Added Tax). VAT will be added in the official invoice.

For tenants registered as taxable entrepreneurs (PKP), VAT can be credited as input tax. We issue official tax invoices for every transaction.

Warehouse Purchase

Yes! Besides renting, we also have warehouse units available for outright purchase and other ownership schemes.

Warehouses for sale are available in various sizes and strategic locations in Tangerang, Jakarta, Surabaya, Bandung, and Malang.

Our warehouse purchase process includes several stages:

  1. Consultation & site visit
  2. Price proposal and negotiation
  3. PPJB (preliminary sale-purchase agreement)
  4. Payment per agreed scheme
  5. AJB (deed of sale) before PPAT
  6. Certificate transfer at BPN

Contract & Legal

Documents required for corporate tenants (PT/CV):

  • Company deed of establishment and amendments
  • NIB (Business Registration Number)
  • Company NPWP (tax ID)
  • ID of authorized director/management
  • 1-year financial report (for long-term contracts)

For individual tenants: ID card, NPWP, and business supporting documents.

Contract renewal should ideally be submitted at least 2 months before contract expiry. The procedure: written renewal request, updated price offer from our team, price negotiation and agreement, signing of addendum or new contract.

Loyal tenants receive renewal priority and more competitive pricing.

Early contract termination is possible with conditions: written notice at least 60 days in advance, payment of termination penalty per contract clause (typically 1–3 months rent), and returning the warehouse to its original condition.

Yes, we provide integrated fulfillment services covering: inbound receiving and inspection, organized storage with WMS, picking, packing and labeling, last-mile delivery, and return management.

This service is ideal for e-commerce and retail businesses needing end-to-end solutions.

Yes, several of our facilities support cross-docking operations thanks to adequate loading dock configurations on both inbound and outbound sides.

Cross-docking is ideal for distributors needing fast transit without long-term storage.

Operations

Standard warehouse operating hours are Monday–Saturday, 08:00–17:00 WIB.

For operational needs outside these hours (including Sundays and holidays), extended hours service is available at an additional fee. Security systems and CCTV operate 24 hours.

Yes, all Waringin Warehouse facilities are equipped with multi-layer security systems:

  • ✓ 24-hour CCTV coverage (indoor & outdoor)
  • ✓ Security guards on duty
  • ✓ Access control system (card or fingerprint)
  • ✓ Perimeter fence with night lighting
  • ✓ Fire alarm and smoke detector system

Some of our warehouses provide daily forklift rental with trained operators. Availability depends on location — please confirm during your site visit.

If you bring your own forklift, our warehouse areas are designed to support both conventional and narrow-aisle forklifts.

Warehouse Rental

We provide warehouses starting from 200 m² up to over 10,000 m² depending on location. For needs below 200 m², we also have shared warehouse options that can be customized.

Our minimum lease contract is 6 months. However, we also offer flexible contract options:

  • Short-term: 3–6 months (available at certain locations)
  • Medium-term: 1–2 years
  • Long-term: 3–5 years (best pricing)

Yes, the warehouse is generally ready to use within 3–7 business days after the contract is signed and the first payment is received.

This process includes key handover, operational briefing, and security access activation.

Our rental price includes some basic facilities. However, there are additional costs to consider:

  • Deposit: 2–3 months rent (refundable at contract end)
  • Electricity & water: based on actual usage
  • Insurance: optional, can be arranged through us
  • Additional security: if 24-hour service is required
